  • Handling the activation and deactivation of utility accounts such as water, electricity, and gas, as well as matters like property insurance and tenant insurance.
  • Regularly communicate with tenants, inspect the property’s condition, promptly arrange professional assistance for landlords to address maintenance issues, provide detailed property upkeep and repair lists, and provide feedback to clients.
  • Promptly address the issue of tenants defaulting on rent payments and, when necessary, safeguard the interests of landlord clients through legal proceedings.
For clients who do not reside in Toronto, in addition to the services mentioned above, we also offer the following services:
  • Collection of rent, collection of mail, payment of property taxes, housing maintenance, and other miscellaneous fees
  • Assist landlord clients with tax filing and payment services.
  • Assist the landlord in contacting all professionals related to the property, such as (doors and windows, renovation, painting, plumbing, lawn mowing, snow removal, etc.)

Hosting Service Project – Services:

1) Rental property (cost: one month monthly rent+HST):

  • Lease Contract – Draft a housing lease contract to protect the rights and interests of the owner.
2) Tenants and Property Management (10% Monthly Rent)
  • Rent Transfer – Regularly deposit the received rent into the owner’s designated bank account, eliminating the hassle of collecting rent.
  • Financial Reports – Regularly send property owners financial expenditure reports and maintenance management reports.
  • Letter Service – Regularly collect and forward letters to out of town homeowners.
  • Tenant Management – Communicate with tenants in a timely manner and handle any issues related to tenant feedback.
  • Emergency Maintenance – Collaborate with professional maintenance technicians to provide timely and high-quality house repairs (at an additional cost).
  • Legal Consultation – Collaborate with experienced lawyers to provide legal services related to property management (at an additional cost).

3) Vacant housing management services:
  • Regular Inspection – Provide regular house inspection services, identify problems, promptly report to landlords, and eliminate safety hazards
  • Financial Reports – Regularly send property owners financial expenditure reports and maintenance management reports.
  • Letter Service – Regularly collect and forward letters to out of town homeowners.
  • Vehicle inspection – Regularly inspect the landlord’s vehicles and promptly report theft or damage to the landlord.
  • Emergency Maintenance – Collaborate with professional maintenance technicians to provide timely and high-quality house repairs (at an additional cost).
